The reserve fund is an afterthought
Reserve contributions are built into your annual budget and tracked with every financial report, not revisited once a year in a panic.

We manage homeowners associations across New Jersey: full boards, common areas and every home in the community. If you own one rental property, we are not the right fit. If you sit on a board that needs a management partner it can trust, this is what we do.

The basics
An HOA management company runs the administrative, financial and physical side of a homeowners association on behalf of its volunteer board. That means paying the association's bills and collecting dues, hiring and overseeing the vendors who maintain the property, enforcing the community's rules and covenants, keeping the board informed with regular reporting, and being the point of contact residents call when something needs attention.
The board keeps its authority. Budgets, major contracts and rule changes still go to the board for approval. A management company carries out that authority day to day, so five or seven volunteers are not personally answering phones, chasing contractors and reconciling bank statements on top of their own jobs.
What we do not do: manage a single rental property for an individual owner, act as a landlord, or make decisions the board has not authorized. We manage community associations, under the board's direction.
What you get
Three areas, one management team. Nothing sits with a third party or falls back on the board because it did not fit neatly into a package.
In-house accounting, not outsourced bookkeeping.
Someone who tracks work orders to completion.
Rules applied the same way, every time.
Where it usually breaks down
These are not hypothetical. They are the specific gaps that push a board to start looking for someone else.
Reserve contributions are built into your annual budget and tracked with every financial report, not revisited once a year in a panic.
Request a ProposalOur accounting is handled in-house. Reports go to the board on a set schedule, not whenever the outside bookkeeper gets to it.
Request a ProposalViolations are logged and followed up through the same process every time, so enforcement holds up regardless of who raised it.
Request a ProposalWe oversee vendors for the life of the contract: work orders tracked to completion, performance reviewed, not just invoices paid.
Request a ProposalWhy boards trust us
A board handing over its finances and its community's reputation deserves to know exactly who is on the other end of the phone.

A member of CAI-NJ's Property Managers committee, which means current with New Jersey association law and practice.
Financial management is handled by our own team, not an outsourced bookkeeper you have to chase for answers.
You get a dedicated certified manager who knows your association, and a reply the same business day, not a queue.

What people say
Straight from RPMG's Google reviews, unedited and in their own words.
“The unit below mine experienced a leak in their ceiling. They contacted Reliance Property group to help them resolve it. Alex Tran mediated between our two properties with patience and care. She arranged a vendor we both trusted to repair the leak. She worked around my work schedule and my neighbor's schedule. She quickly resolved the issue for us. I am more than satisfied, I am grateful for Alex's help.”
“What I like most is when I have some doubts or some problems and write email to them, they immediately respond and take actions on that. Recently for one of my concerns after the thunderstorm and another doubt about a payment, Marissa replied immediately and kept sending me updates about the actions being taken. I really appreciate Marissa's help!”
“We recently moved to a property managed by Reliance Property management and have been extremely happy with the guidance and help provided to settle in smoothly. Marissa has been very helpful and prompt in responding to all our queries.”
“I contacted the HOA office with a concern and was pleasantly surprised by how quickly they responded. I received a prompt callback by Renz Reyes. I was able to schedule an appointment for the very next day, and my issue was handled efficiently and with genuine care.”
“My experience with the new management company was quite pleasant the new team is understanding and responsive when it comes to any issues regarding the property promptly. The property is well kept all year round.”
“We've had the pleasure of working with this property management team on multiple projects, and our experience has always been positive. They are professional, organized, and very efficient, making every job run smoothly from start to finish.”
Management fees vary with the size of your association, the scope of services and the complexity of your community. We do not publish a flat rate, because a fair proposal has to reflect your association's actual situation rather than an off-the-shelf package. That is exactly what you get when you request one.
Yes. Reserve contributions are built into your annual budget and reserve status is included in our regular financial reporting to the board, so funding levels are never a surprise.
We apply your association's governing documents the same way, every time: violation notices, follow-up, and fines where your documents allow them. Enforcement runs through one consistent process rather than depending on who complained.
Residents can reach us directly for maintenance requests, questions and account issues. The board is not the first call for day-to-day items, but stays fully informed through our reporting.
Yes. We manage both homeowners associations and condominium associations across New Jersey, each assigned a dedicated certified manager.
We reply the same business day. You also get a named certified manager who knows your association, rather than a rotating call queue.
